The Project

Our client approached MN Architectural Studio with the aim of significantly increasing the usable ground-floor living space within their family home in Greenford, Ealing.

The existing property had limited space to the rear and the client wanted to create a larger, more practical living environment with a stronger connection between the house and garden.

A 6-metre rear extension was developed to maximise the potential of the property while creating a spacious and contemporary addition to the existing home.

Planning Considerations

A rear extension of this scale required careful consideration of the property's relationship with neighbouring homes and the relevant London Borough of Ealing planning requirements.

Particular consideration was given to the depth, scale and massing of the extension, together with its potential effect on neighbouring residential amenity.

The design was developed to provide the additional accommodation required by the client while creating an extension that remained appropriate to the existing property and its residential setting.

MN Architectural Studio prepared the required architectural drawings and planning information and assisted the client through the relevant approval process.

Design Solution

The proposed 6m rear extension creates a substantially larger ground-floor footprint and provides the opportunity for a more open and functional internal layout.

The extension was designed around the way the client wanted to use the property, improving the relationship between the principal living spaces and the rear garden while introducing greater natural light into the extended accommodation.

The architectural design was developed alongside the practical requirements of construction, allowing the project to progress from the initial planning stage into the more detailed technical design.

Building Regulations & Technical Design

Following the planning stage, we developed the project further through the Building Regulations and technical design stages.

This included preparation and coordination of the information required for construction and consideration of elements including the proposed structure, foundations, insulation, drainage and other relevant Building Regulations requirements.

Working through these matters before and during construction helps provide the contractor with clearer information and allows technical issues to be addressed as the project progresses.

Construction

The project progressed to construction, including the formation of new foundations and the structural works required for the rear extension.

Due to restricted access to the rear of the property, the foundation excavation was undertaken manually by the contractor. Foundations were excavated to approximately 1.8 metres, demonstrating that substantial residential extension works can still be undertaken successfully where direct machinery access to a rear garden is limited.

The Outcome

The project demonstrates how a carefully considered rear extension can substantially increase the usable space within an existing home while allowing the property to adapt to the changing requirements of its occupants.

From the initial architectural design and planning stage through to Building Regulations, technical drawings and construction, MN Architectural Studio provided the architectural input required to progress the client's vision towards delivery.
